Key Responsibilities
- Lead the development and execution of asset management strategies to optimise portfolio performance, enhance asset value, and deliver sustainable long-term returns.
- Monitor asset performance and market trends to identify opportunities for value creation through repositioning, placemaking initiatives, and operational enhancements.
- Oversee financial performance of assets, including budgeting, forecasting, financial analysis, and performance monitoring against investment targets.
- Conduct feasibility studies and financial assessments to evaluate development opportunities, acquisitions, and asset enhancement initiatives.
- Review tenant performance and implement strategies to improve underperforming tenancies, optimise tenant mix, and strengthen overall asset performance.
- Partner with Property Management and Leasing/Marketing teams to drive tenant curation strategies, revenue optimisation, and capital expenditure planning.
- Build and maintain strong tenant relationships, addressing feedback and identifying opportunities for tenant retention, expansion, and engagement.
- Develop and maintain strong relationships with external stakeholders such as brokers, consultants, and industry partners to support leasing activities and business opportunities.
- Track and analyse property market trends, competitive landscape, and industry developments to identify risks and growth opportunities for the portfolio.
- Lead, mentor, and develop the asset management team, fostering a collaborative and high-performing work environment.
- Prepare and present asset performance reports, market insights, and strategic updates to senior management and investors.
- Bachelor’s degree in Real Estate, Finance, Business Administration, or a related discipline.
- At least 10 years of relevant experience in real estate asset management or private equity, preferably with exposure to commercial and retail assets.
- Strong knowledge of the Singapore real estate market, including market dynamics, regulations, and industry practices.
- Proven track record in implementing successful asset management strategies and delivering strong financial performance.
- Excellent negotiation, communication, and stakeholder management skills.
- Strong financial and analytical capabilities, with the ability to interpret financial statements, investment models, and market data.
- Demonstrated leadership experience with the ability to manage and mentor a team.
- Highly organised with strong project management skills and the ability to manage multiple priorities effectively.
- Proficiency in financial modelling tools and Microsoft Office applications.
- Professional certifications such as CFA or similar qualifications would be advantageous.
